-I can GC and bring on subs, knowing that a pro will often get certain jobs done faster and better than I could-I'm extremely methodical and thoughtful, inspecting thoroughly myself, carefully noting and assessing issues, evaluating each from all angles, considering a range of options to address a given aspect of a rehab.

Cold Air: Recommend evaluating the cold air issue and video what you find - even get the tenant on the video as they may state whether it's a big deal or not. - Having their view on video may protect you if they start witholding rent in the future due to this issue.- If there is cold air coming in, make sure it's not meant to feed the mechanicals and if not, try to address it.Late Rental Checklist: please elaborate.

Hi @Mark SorecoIn recent year it has been an overflowing of digital property management companies, many of which are not making any many and constantly investing in customer acquisition, that is the main reason that you see so low coat on their offering.If you go to stablish digital property management like belong home you will see that prices are similar than a local property management and they make you save many offering you additional services at no cost.You have to evaluate what would it be the additional work that you will have to do to get at the same level than the local PM.You have to analyze this as a business owner like any other services that you will buy from a service provider.
