Residential GC on Cape Cod Exploring the Investor Route for Future Projects
Hi everyone! My name is Nichole and I’m here on behalf of my husband, Kevin Byrne, and myself. We’re excited to start learning more about the investor route as we grow our real estate projects here on Cape Cod.
Kevin is a residential General Contractor, and most recently he was the GC for a new construction home at the Air Park in East Falmouth. He also completed the framing and finish work on the build. That project was done with family investing in it, which gave us our first experience working with private capital and showed us how powerful the right partnerships can be.
Here is the property for reference:

We also own and operate a short-term rental in Florida, which has given us experience with STR ownership, property management, and investing outside of our local market.
Right now, we are weighing our next move and are strongly considering doing another spec home on Cape Cod, but this time going the investor route rather than relying only on personal or family funding. Our longer-term goal is to build a strong foundation through residential projects and then transition into commercial real estate as we continue to grow and scale.
Our vision is to create opportunities that are:
- Backed by real property
- Well planned and conservatively budgeted
- Managed hands-on by an experienced GC
- Structured to protect investor capital while offering strong upside
- Built with long-term relationships in mind
We’re here to learn, connect, and grow, and we’re very interested in building lasting partnerships with investors who want to be part of projects now and into the future as we expand into larger commercial opportunities.
I would love advice from this group on:
- The best ways to find and connect with investors, especially locally on Cape Cod
- How you typically start those first conversations
- What investors look for most when evaluating spec home opportunities
- Any Cape Cod–specific investor groups, meetups, or communities you recommend
We’re excited to be part of this community and look forward to learning from those who have gone down this path before us.
