Coastal markets like San Diego often require huge down payments to cash flow initially, many buyers there rely on appreciation or operational upside rather than Day-1 income.

I’m seeing a similar pattern in CT, especially on small multifamily and house hacks.Appraisals and income are coming in tighter than buyers initially expect, and once taxes and insurance are finalized it often pushes DTI/DSCR out of tolerance.

What will you do if your initial strategy doesn’t work out?

I will tell you I did learn that my initial plan 20 years ago to offer discounts for multiple year leases was backwards.

All in all the distributions were paid slightly lower than initially expected while the remaining is accrued. 

We renovate our rentals so I'm not afraid to ask for high rent (at least initially). 

Beyond the initial savings, I consider the study's impact on my long-term hold strategy.
