Your accountant will separate out those two pieces of real estate for different treatment on your tax return.Since a 1031 exchange can only be used for the sale and purchase of investment real estate you need to make sure that the investment portion (the air bnb, land, and the area for the tiny home) is at least as much as the net sale of your investment property that starts the 1031.We call this a mixed or split use property.

@Stephanie Wilson  possibly a basement conversion but I think building and selling a tiny home setup might be cleaner. or offering in house financing might work better. what if MIL moves in or they stop renting or choose a bad tenant.

I required that all the people doing the work use respirators. what cracks me up is when an inspector goes through a house and finds one tiny spot of mold and the buyer freaks out.. compared to folks like these and they are far more common than most folks who dont do what we do realize and they are living in petry dishs for years on end. living room furniture on the front porch can be a dead give away to a Hoarder stinky house :)Our dead cat house also made the local TV news.
