Aloha,Well, a little late to the party here, but based on OP's last, definitely should have formally, in writing, rescinded the renewal offer, and then send non-renewal with appropriate notice.

Going forward, I would also recommend conducting routine inspections to ensure there is no ongoing damage and if there is, issuing appropriate notices, including a notice to vacate if necessary.That said, it is important to have realistic expectations when renting to tenants with dogs, especially large dogs that some level of property damage is always a possibility.

One comment you didn't ask for but looking at your pictures I noticed they didn't flow through the house to draw people in, you might want to re-order them, put the creek, hot tub earlier and the same rooms together.
