One of the last few comments I made on an aspiring investor's post was on a 22 year old who started his first day on a corporate job and hated it.

Carpet gets stained and dirty very easily and I would hate having to clean or replace carpet for every tenant move out.

I hate that with no mortgage i also have no write offs essentially on my current property and am not expanding my portfolio much right now. 

But they are picky and usually don't, so I'm not going to sit around waiting for them before putting it in front of those most likely to actually pick the deal up and execute successfully.Even when agency does pick it up and it's 90% certain the sponsor will go that route, not a single person has ever said "man, Chris, I wish you had only given me that one option, instead of these 3 or 4 other options as well, I hate having meaningful options."
