However, it appears that the rental property calculator appears different now, and when trying to use it, I keep getting -$200,000~ cash flow (basically the purchase price of the house).

The bookkeeping is VERY basic and does NOT have a Balance Sheet which is a MUST for investors.Use Baselane for PM + Banking and use QuickBooks Online for bookkeeping.

I'm going to tell you something you don't want to hear, because there will be plenty of people FALSELY promising you what you want to hear.Two full-time W2 people with long-term rentals are basically limited to breaking even where you already are.

Start with the basics—clean contact import, a simple pipeline, and daily usage.

I’d recommend using a basic template like this one: https://www.legaltemplates.net/form/operating-agreement/llc/ — and definitely get it reviewed by an Ohio attorney.

You can find basic cheap ones and you can find ones that do a lot of features but you might not need them all.  

I get the basics on how to analyze a deal but as Lance Edwards says 'As entrepreneurs, our job is to go out and market to find the deals and market to find the dollars, and we match make.
