Another thing would be it backs to two other homes (plus the two on the side), so guests hear their music, smell the food and smoke and kids playing..not horrible, just not ideal.

If it was clear they had completely vacated...no clothes in the closet, no toothbrushes in the med cabinet, no, or clearly rotten food in the refer, no working electonics or useable furniture, after taking pics, I would change all the locks, secure the unit, and post a notice with your contact info in case the lawful Tenant returns and wants access.Then proceed based on your Attorney's recommendation for the locale.
