Hi @Michael Uvaydov  STR is tough, if you go to the STR friendly markets you are small fish in a big pond. 

I just purchased a house in Atlanta Georgia.

My goal is to purchase within the next 3-6 weeks so I want to start getting my feet wet with practicing deal analysis.

Once I’ve finalized my preapproval and confirmed my purchasing power, my next step is connecting with an investor focused agent to start touring properties.

I have always enjoyed the whole process and watched a few friends get very successful in the industry.

there are some metro areas that have high demand all year but those also tend to be more transient (move more often) as they are considered more "trendy" and often the renters do not have kids and so school year and school friends and schools do not dictate where they move. 

Families, friend groups, and multi-generational travelers filter listings by number of bedrooms and sleeping capacity first, then look at price.
