In CA currently only MF properties are rent controlled.

After the latest judgement in court the tenant knew they lost, but didn't know the timing of the physical lock out. 

@Tom Nagy It sounds more like you were the victim of a crime than that you lost money in an investment.

We lost 9 of the 10 tenants.  

As you well know as a property manager yourself, you can't control other people's actions.

The issue is that my market tanked for 1-2 years so I lost a lot of my net worth.

If they do sue, most they can recover is their lost revenues, which as you said is $50/month for the next 60 months.

So sad to hear that all the time and money you or your clients invested and the trust you had for Delta Build were lost, in addition to the lost opportunity to otherwise make money.
