And good point about pricing—once guests hit 90 days, they definitely expect more of a long-term discount.Curious though, did you notice the guest quality or stability improve when you moved to 6 months, or was it mainly to avoid turnover and HOA headaches?

Hi @Richard Shepherd, I’d lean toward giving notice now and planning a clean handoff once the tenant vacates.

@Alvin Diggs III  you can also just let the tenant know what the rent will be by giving 30 days notice.

What I have found is that after Nov 1 the pool of good applicants decreases .

Instead, you have chosen to lose 4 months of rent * $1,300 = $5,200.You should get an aggressive rent decrease model. 

I won't delve too deep into what this actually represents but hint: USD purchasing power is decreasing rapidly.
