Honoring previous landlord lease

Just closed on a property (Triplex), the Tenant lease started 2023 and expired 2024. Continued as month to month, stated in lease. The tenant states that them and the previous owner had a text agreement that is a lower base rent amount. I am willing to take a look at the text, but just wanted other opinions about continuing what the lease that I was given from the listing agent. Also wanted to see from others is the text is not legally binding. I've been all over the Texas property code and seen nothing about it.

What does the agent say? Did you receive any documentation confirming the rent received, such as bank statements? Since the lease is month-to-month now, you can (try to) sign them to a new 12-month lease, or they can move out. I believe a 30-day notice is required to terminate a verbal lease in Texas. I would give them a little longer to move out if they do not want to sign a 12-month lease with you. This example is a good reason to obtain tenant estoppel certificates when you purchase a property.
