Selling SFH at Connecticut - Currently tenant is section 8

My tenant’s lease expires on February 15, 2026. The tenant is a Section 8 tenant, and I am allowed to provide a two-month notice, so the tenant would vacate by March 15. I believe I can provide the termination notice by January 15.

The reason I would like to give a two-month notice is (technically, i can give one month notice as tenant just lived only 1year) that late March or April would be better, as the weather improves in the spring. In addition, I currently have another property listed for sale, and it is still on the market. I prefer not to have two properties for sale at the same time because carrying the mortgages on both properties would be financially burdensome.

My questions are:

  1. Can I provide a two-month notice by January 15, with the lease converting to month-to-month after the annual lease expires on February 15, 2026?
  2. For a Section 8 tenant, as long as the unit passes the annual inspection, is a month-to-month tenancy allowed?
