I got the idea that the people I was talking with simply work for a larger outfit and got paid the same so they didn’t care much for additional properties for the company they may or may not work for a long-term. 

  $18/SF actually seems pretty reasonable if they're talking about both adding Airbnbable amenities and outfitting the property as an STR.Because even just outfitting it as an STR is more expensive than you'll prepare yourself for. 

You might as well go with a big outfit such as Buildium or Doorloop.Had the accounting portion been included in the base annual subscription price I might have stuck with it.

If you have the rec room outfitted with some sort of kitchen you could market as a studio or if a less than full kitchen maybe call it an efficiency which implies a kitchenette.

Other than that you have several paths to be successful with outfitting and managing the property from afar.

But John got greedy, and went with a fly by night outfit because they offered him the “best” deal.

Then you can calculate the return on investment to do whatever work might be required to outfit the additional space. 

Now some agents that work for the big wholesale outfits Net worth etc those guys are high pressure and I agree with the statement but for the average agent or MLO  I dont think they are trying to figure out emotional trigger points to make deals. 

I feel it's important to get that information into the investor complaint to give whoever reviews the allegations a 30,000 foot view of the variety of warning signals on full display by this outfit.
