In your example:• $6,450 total monthly cost• $2,400 rent from the other unit• net housing cost ≈ $4,050Split between two people, that’s about $2,025 each, which is pretty comparable to renting in many parts of the Seacoast right now.So the buyer pool for something like this is often:• house hackers• owner-occupants looking to offset costs• people betting on long-term appreciation in the areaThat’s why duplex pricing sometimes looks irrational if you analyze it purely as a rental property.The more interesting question to me is whether sales like this represent a new price floor for small multifamily in Dover, or if it’s just a single retail buyer stretching for a property they want to live in.Curious if you’re seeing other duplexes trading at similar $/unit numbers in the area recently.

After projected rent from the second unit and accounting for taxes, insurance, maintenance, and utilities (+ 20% downpayment), our estimated net housing cost would be around -$2,500 to -$2,800 per month.While this is affordable for us, it represents a meaningful increase in housing expense and would likely reduce our ability to invest aggressively in equities, which has been a core part of our wealth-building strategy.
