New to investing!!

Hi everyone! I am from PA and I am a PM and Agent looking to get started with my first investment. The BRRRR strategy interests me most- I have read many of the books suggested by people in this forum. I have analyzed a lot of deals, made an offer on one (no go), and I am exploring the monthly sheriff sale foreclosure auctions in my area.
I welcome any suggestions from those more experienced. I am feeling a little disouraged.
