@Jason Wray Hi Jason. As a mortgage loan officer with a private investment lender, I can tell you that the biggest draws of sourcing private vs. conventional money are: 1) the allowance of more flexibility re: borrower qualification, and 2) speed of funding.  

While there is certainly a trade off in the form of higher interest rates, private money allows investors much faster access to capital with greater leverage (typically higher LTV values) and far less rigorous minimum credit and income standards.
