BRRRR for First Time

Hi, I'm looking to start my first BRRRR in a couple of weeks. I'm looking for advice to start out with private money. Also, any advice on working with contractors would be greatly appreciated.

Hi Lena, We have an investment property in Savannah. I love it there! Normally, we invest in Philly, where we live. I'm chiming in about contractors - my advice would be to get several estimates and referrals - its a bonus if they've done a brrr before and can introduce you to a past client, or if you can visit a project. Definitely talk to past clients. And, if you're able, show up as much as possible. Discuss the timeline with them and stay on top of it. They'll go over so budget for it, but if they go too far over ,then holding costs will completely eat your budget. Hope that's helpful!
