FYI: despite all this, tenants routinely try to call or text us requests, which we respond to the first 3 times that they must follow our requirements or we will not acknowledge their request.

My only caveat is it seems that majority of vets are on disability, so if you can get a couple extra grand a month for the rest of your life, that changes the math.

Penalties are treated as interest, not a fixed fee.When it’s imposed: Not automatically deducted, it's calculated and applied when you file your tax return.Waiver options: You can request a waiver of the penalty on Form 2210 if the late payment was due to a reasonable cause (like disaster, disability, retirement, etc.).California (540-ES)What triggers the penalty: Similar rules, late or insufficient quarterly payments result in an underpayment penalty.How it's calculated: FTB Form 5805 is used.

Simple solution: Inform them that unfortunately you can’t accept ESA letters without being able to verify the validity of the letter by speaking with the local licensed mental health professional who prescribed them their ESA, so that you can verify that they have a legitimate disability requiring an ESA as well as that whoever prescribed it to them is a real licensed mental health professional who has an ongoing relationship with them beyond just receiving a one-time payment to “prescribe” the ESA.

CONVERSION FEESThe owner must make a Conversion Fee payment of 5% of each unit sales price to the DHCD within 30 business days of the settlement date (§ 42–3402.04 of the Code of District of Columbia).However, exemptions can be granted if the property meets at least one of these qualifications:-Was previously owned by a sole owner or registered vacant for at least 12 months-Sold to a low-income household (80% or less of median household income)-Sold to a person 62 years of age or older-Sold to a disabled person (as defined by the ADA)-Sold to a tenant who lived in the property for at least 12 months prior to the condo conversion Basically properties without tenants for the previous 12 months are exempt.
