I monitor what temperature guests use and almost all of them set the thermostat at 74 or 75.

It’s not even as complicated as Mark S or others promoting direct booking books/etc make it out either since most contemporary PMS offer you a hosted direct site in their Goldilocks price tier solution anyway.

@David Proffitt for a cheap solution, recommend getting a GoogleVoice number.You can access it from a computer, which makes text-typing more efficient.You can also train your tenants to only text you, which will then allow you to have a record of every conversation. 

Hi @Oleksandr Ivanovskiy, the real solution isn’t bending rules for one tenant, it’s tightening your system.

.: Curious what people’s solution has been to garbage take-out when it doesn’t coincide with guest stays?

Not sure if there is ability without wifi thermostat to monitor temperature unless you physically go there.
