If that’s not happening because the dude seems like a douche, borrow the money BUT make sure that you negotiate the payment in cash AND make sure that you get a UNCONDITIONAL release of lienNext time make sure that you get someone to oversee your project and the subs.

I was thinking of serving an unconditional notice to vacate with HOA letters & prior violations attached - but, since Aug rent is paid, allow till Sept end to move out, provided he pays Sept rent and vacates on time, in move-in condition?

My apologies if I've overlooked them.1) INDEPENDENT CONTRACTOR AGREEMENT2) FINAL SCOPE OF WORK3) PAYMENT SCHEDULE4) INSURANCE INDEMNIFICATION AGREEMENT5) FINAL & UNCONDITIONAL LIEN WAIVERI've found multiple samples across the web, but wanted to see if anyone has copies of these they swear by.I'm in Texas, so these docs have to conform to state statutes in regard to arbitration, etc.

Due to peaks in the roof, square footage is difficult to measure, but I believe it to be over 100 sq ft at areas with the ceiling over 7 feet.It is currently unconditioned space, so I was thinking of adding baseboard heaters.

The lawyer sent a good letter and we got our unconditional lien release within a couple hours and settled up with the contractor for a reasonable amount for the unpaid work.
