I was thinking of serving an unconditional notice to vacate with HOA letters & prior violations attached - but, since Aug rent is paid, allow till Sept end to move out, provided he pays Sept rent and vacates on time, in move-in condition?

My apologies if I've overlooked them.1) INDEPENDENT CONTRACTOR AGREEMENT2) FINAL SCOPE OF WORK3) PAYMENT SCHEDULE4) INSURANCE INDEMNIFICATION AGREEMENT5) FINAL & UNCONDITIONAL LIEN WAIVERI've found multiple samples across the web, but wanted to see if anyone has copies of these they swear by.I'm in Texas, so these docs have to conform to state statutes in regard to arbitration, etc.

Due to peaks in the roof, square footage is difficult to measure, but I believe it to be over 100 sq ft at areas with the ceiling over 7 feet.It is currently unconditioned space, so I was thinking of adding baseboard heaters.

The lawyer sent a good letter and we got our unconditional lien release within a couple hours and settled up with the contractor for a reasonable amount for the unpaid work.

Progress payments to be made upon your inspection and approval, holding out at least 10% until final inspection and approval of any permits, and 30 days after completion or until unconditional lien releases are submitted for all subs and materials for which preliminary 30 day notices have been filed.In larger time sensitive projects you can also negotiate for of a performance bond which would compensate you for failure to complete the project on time and to the specifications in the contract.Always check the status of the contractors license with your state contractors licensing agency and verify that the guy signing the contract actually is the contractor whose license is being provided.
