You also need to either have 1 year of property management history or take a property management course.If there is an active lease or a new lease in place with proof of 1st months rent and security deposit that would strengthen it as well.Some lenders may have their own overlay and not allow it, but Fannie Mae (one of the gov't sponsored entities that makes the rules for conventional loans) allows.

I think that's what makes a DSCR unique, It gives the borrower more flexibility to secure long term debt with minimal documentation and you are able to sell or refi, with a no prepayment penalty option.
