In order to update the kitchen and make it more appealing to renters in my area I plan on inserting a dishwasher.However, my contractor and I cannot seem to figure how/where to place the dishwasher.  

As best as I can tell, most wholesalers have little to no money of their own, so they insert themselves as a middle man to try to skim some profit off of the transaction between buyer and seller.

Just search “ property wholesaler, (insert territory here)” and sift through the results.

Buy and hold in one of the A class areas in Baltimore, if you are going to do Baltimore, it’s the only part of the city that has growing population, and rehabs are extremely tough right now especially with no experience, I’m doing one right now on the eastern shore, basically cosmetic, was built in 1994, systems, plumbing etc in good shape, labor is even less than Baltimore, gc-ing myself, still running me 70k, materials are insane right 3bd 1ba, mid tier Lowe’s stuff (I’m even putting in a shower insert, no title) is running over 30k.

You are probably going to feel all sappy for them when they don't have the rent check on time this month because <insert any valid or ridiculous excuse here>.

For real, how hard is it to find a good (insert discipline here) contractor?

I am thinking instead of making the tenant sign all of the paper with new LLC for next three months, I should make her sign an addendum that states - She acknowledges that original lease was signed with KY LLC ( of course we will insert the real LLC name) and now the property is under new LLC.. so nothing changes,  all contracts , obligation stays the same as with the old LLC.Two questions:1.
