Strong underwriting, clear default terms, and proper insurance are important so you’re protected if things don’t go as planned.If you value a clean exit and zero ongoing involvement, traditional financing has its advantages.

Having your wealth spread across multiple properties is a form of diversification.For someone just starting out, I think the class of property or market is less important than the people you will be involved with (tenants, contractors, property managers). 

I try not to get involved with their personal stuff, but if you have a long term tenant it can't be helped to some degree.

A good BRRRR deal typically involved a SERIOUS rehab.

Hey, same question here - I'm looking at sober housing and 3/4 housing for people re-entering society after justice system involvement.  

I just wanted to put this out, maybe plant a mustard seed for some, and just hear some honest replies to what my experience has been since getting involved in the investment industry.
