I'm pretty happy with the property manager I met with this morning, and she's also a realtor, so that's two puzzle pieces down.

I’m a little puzzled because the store has a ten year lease with the current owners, and it pays monthly rent that is about $300 lower than what other similar stores on the block pay.

One of their questions puzzled me.

I guess I am missing a part of the puzzle here.Is there anything that would prevent a short sale on a foreclosed property?

There are just a few puzzle pieces that need be assembled.Analytics are a big part of the game, particularly while working with investors, but at most, that will be half of your job as an agent with the other half being prospecting. 

@Tim Emery - the missing piece to this puzzle is - how much is the 10% down?

After a while you will be able to put the puzzle together.  

We in Phoenix, on the other hand, are greatly benefiting from people running from CA, another great socialist state :)ya not sure if the puzzle factory running this state really understands free market economics  but my Lobbyist I use just sent out an economic report that is very favorable for the state... so it appears that rentals are not a big driver if they can submarine them and the economy is still booming and strong I know its worked in our favor for new construction :) 

There are a lot of criteria that go into choosing someone, and that's just a small piece of the puzzle.
