If you are going to do mailers, then build your own list that everyone and their mother isn't already mailing to ... the harder it is to compile the list and locate the motivated sellers, the better for you because the fewer people will be mailing to them.

I started compiling a long explanation but what you really need is to create your own tools.

We have compiled data on 50 different metroplexes around the country to determine where we want to go to.Here is the criteria that Memphis Invest uses to determine market criteria before going to visit.Lastly, buying single family homes all in for $60,000 is very foolish, IMO. 

However, after compiling about 250k in equity combined within 3 single family homes, I believe we are ready to cash out, and move on to multi-family units.

The site looks like they just copied different articles and opinions from other websites and compiled it into their own list.

When shopping the open market, I do not see a LOI being needed because all info is provided and you have a Realtor or the direct seller helping compile what you need.

I got inspired and I went through all of the podcast show-notes and put all the book recommendations into a spreadsheet, then compiled them down and sorted them by the number of time each book was recommended.
