Rent is due on the first, they have a 5-day grace period, then EVERY tenant with a past due balance gets an eviction notice.AFTER we send the notices we try to contact the tenants to see what the issue is.Also, as @Ricardo R. suggested, have your PMC do an Occupancy Check/Contact and take a subtle video of it to prove to you they did it and what happened.
