I have also applied for the Greenline grant (a first-time homebuyer assistance program) and am hoping it covers some of the costs, but I won't know if I'll receive the grant or the amount until March, so I'm currently budgeting without it.

Today our national debt is about 120% of debt at $36T not counting $133T of unfunded debt for social programs.  

Others can do 90/100 or 100/100 menaing 100% of purchase up and 100% of rehab, maybe 70-75% of ARV, the 100/100 programs often higher cost, likely 3-4 points +. 

I don't know your current financial situation, but utilizing a low downpayment program like FHA (3.5% down) or Homepossible (3% for singlefamily 5% for multi) is a great way to go.
