That gap between the seller finance and this past April was filled with research, helping others buy homes, research, Licensed NYS Realtor, forming my llc, more research, a few seller financed deals for me, market collapse, children ( 2 amazing young men 5 & 7) and kinda only half wanting to get involved with being a landlord, did some rehab work, studied, love learning about real estate, wrote out several business plans, networked, kept my business alive, started coaching as a way to generate clients as an agent, withdrew from the daily grind of working for someone else all along the way.

All this brings me to my next question.... since the housing market is collapsing and prices are going down and we are obviously in a period of inflation what's going to happen when the housing market stabilizes.

I can't say for sure I know where this requirement came from but I believe it was the new act that came in following the collapsed building and i think insurers are requiring it.
