The OP is, IMO, so far on the wrong side of the spectrum with this issue that I felt the most appropriate response was to illustrate the tenants likely point of view.And finally, there are plenty of people on this forum willing to give advice on how to be a more efficient slumlord all day long.

I’m not disagreeing with cash flow and leverage early on, but I have seen two ends of the spectrum and man, does the grass look greener holding a lot of equity when older, than holding a lot of debt.

Those houses might sell for 150-200k.Then on the opposite spectrum you might have a $5,000 house that needs $100,000 worth of work to get it livable but at the end, will only be worth $60,000 due to the location.Someone local will know that.
