I’ll admit that the thrill of “taking down” a deal, the excitement of getting your hands dirty rehabbing the “ugly house on the block,” the challenge of learning the various aspects of the process, and the pride of seeing the amazing transformation from all your efforts were certainly rewarding.

Full gut & transformed an enclosed garage to a 4th bedroom (because it was more important in this neighborhood have more bedrooms than have a garage).

The floorplan was arranged in a way that some non-load bearing walls could easily be removed, some new walls framed, and with about $40k, the house would be transformed from an un-appealing 2/1 that would lose $300/mo as a rental into a very appealing 4/2 that would cashflow about $500/mo (incl. the debt service for the rehab)...
