So I set the price at $435,000 rounded off. 

I'd much rather pay the loan down slowly and keep cash in the bank.

You should be going to networking events in your local market to get in front of other investors that need someone like you in their business.  

I lost a few grand in down payment and closing costs, but with ICE in Chicago, the government shutdown, 2 vacancies; and repairs needed I might have dodged a major bullet.
