Let them know you’re serious and have funding plans in place, they're more likely to engage when they see your intent is real.On the deal side, focus on pre-foreclosures, probate, or tired landlords.

We post the 24 hour notice for entry and then at the appointed time if the tenant continues to give us a problem we immediately engage the non-emergency police number and get a deputy out to assist and protect us.
