Glad to be joining the BiggerPockets community.
I work in the real estate finance space and enjoy being part of conversations around how investors prepare their deals and think about capital as they grow.
I’m here to learn, share perspectives, and contribute where helpful—especially around:
• How deals are structured before financing
• What typically matters most to lenders
• How funding considerations change as portfolios scale
Looking forward to engaging with the community and learning from everyone’s experience.
Hi @Garry Gentry welcome to BP! I’m curious, have you ever explored co-investing opportunities like those in the CJ Investing Club, where multiple investors pool capital to access larger deals?
My focus was on a few rental properties and teaching financial counseling mainly to service members for a salary. Found I didn't take to retired life but wanted something I could do whether in Georgia or Florida homes. As far as organization you mentioned that's new to me. Take care

Hi Garry, do you own investment property in GA or FL or just exploring that as a possibility?
Welcome, Garry. Always good to have more capital-side perspectives in here.
One thing I’ve seen consistently as portfolios scale is that deal structure and operational clarity matter just as much as the numbers. Clean books, realistic underwriting, and a clear execution plan tend to open more doors with lenders than people expect.
Looking forward to your insights, especially around how lender expectations shift once investors move beyond their first few properties.
