The rule he'll encounter is the 100 mile FHA rule.It can be planned around but he would have to move out of the current residence first for 6+ months then apply using FHA from the hypothetical rental to purchase using FHA (mortgage planning counter to the rule).He could also use conventional 5% down (Fannie or Freddie Mac) to avert the situation above with FHA since conventional does not have guidelines that put conditions upon obtaining subsequent properties (such as that 100 mile FHA rule).

Bathrooms matter mainly for turnover and appeal, not rent.A 2-bath will lease faster and attract stronger tenants, but the rent bump is usually modest unless you're in a higher-end area.A 3/1 can still cash-flow great; a 3/2 just makes life easier.3.

I havent heard of one in WI that requires more frequent pumping. yes no disposal, and advisable to have a filter on the washing machine discharge as well, and good idea to have them drop enzyme tabs monthly as well, but in all honesty, a good working system will work  20-40 years (average life expectancy) or longer with out any issues. around here a 3 bedroom system replacement (tank and drain field) runs around $5-$6K but a mound with clay soil can easily exceed $20K so lots of variables.
