I've also tried different brands and it doesn't matter (Miele seems to have good longevity but that's not going in a rental).

& @Abel Curiel make great points that I am aware of, and I actively try to navigate the policy changes to aim for longevity in NYC. 

Schools, crime rates, etc are all important for the longevity depending on your strategy. 

Forget reputation, the aforementioned longevity it means nothing when you screw people over.
