The MTR is cash flowing OK but would do better as an STR if we can find a reliable host.  

For Phoenix specifically, permit filings from the city portals cross-referenced against the county assessor records have been the most reliable early signal I've found for new construction activity.

I know this isn't what you asked for but I would advise against doing remote flips unless you have strong, reliable boots on the ground or you have lived there and know the area well.
