I have several SFR properties and I want to convert to STR

I have several large SFR properties in the suburbs of Denver in STR friendly cities and counties.

One of them is already furnished and cash flowing well as an MTR.

I don't have the energy to host them myself.

Any suggestions?

If it’s cash flowing well as an MTR, why change? The grass isn’t always greener.

If the properties are already in STR-friendly areas, the simplest route is usually hiring a local STR management company. They typically handle the listing optimization, guest communication, cleaning coordination, and dynamic pricing. A lot of investors go that route once they have multiple properties and don't want to deal with the day-to-day hosting.

Another thing I see when owners convert from LTR/MTR to STR is revisiting the financing after the income stabilizes. In some markets, STR income can support stronger DSCR numbers than long-term rents, which can open up refinancing options depending on how the property performs.

The MTR is cash flowing OK but would do better as an STR if we can find a reliable host. The others are all vacant 4br+ SFR homes in air BNB friendly communities. We are ready to invest in furnishing them if we can a reliable host. Not sure where to find that host network.

Hey John, I'm an investor and agent in Denver. I have 3 STR's and a few other mid long terms. I know several str managers in the area that are fantastic. Happy to make those connections. I'll send you a dm.

Find a local, licensed and insured PM.

+1 for finding a local licensed and insured PM.

I also say the sweet spot for management company size is 30-90 or so properties.  You do not want a start up where they lack resources or so big they lack the attention to detail.

John, you may want to look into hiring a licensed property management company. They can handle guest communication, pricing, cleaning coordination and turnovers so the property continues generating income without you having to manage the day to day operations. Just be sure to run the numbers since management fees can impact your cash flow.

You might consider hiring a local co-host or a full-service STR management company. They can handle pretty much everything so you stay hands-off. Since it's already doing well as an MTR, you could also keep that model and have a property manager handle tenant placement and coordination.

STRs can make you 2X the revenue with 2X the amount of work!
