What I see at Postcardmania is those cost 26 cents a piece and you must purchase 2,500 at a time: Plus, all our printing now is VARIABLE PRINT allowing insertion of the investors name, local number, photo, plus details regarding the property, etc.

Personally I vote for hiring an expert that knows tenants and knows the system as inserting yourself in the mix can screw it all up.Let your manager market for tenants (that's what they do)Let your manager screen (that's what they do)Maybe work with them to determine your personal screening criteria and then turn them loose following it and maybe you have final check over the tenant once they have screened and selected the one they think best fits.

If you try to use a 3rd party service, you may find that their information old, outdated, inaccurate, missing, etc.Here’s a quick way to search for a county’s tax lien auction information on Google:“<enter county name> in <enter name of state> tax lien (sales, auction)”Just insert the name of the county and state.

@Myrtle Mike Thompson hit in on the head.we did around 145k in our two beach houses this year but we bought two 4/4's for $570k that are worth around 1.2mm right now and used mostly cash, leverage of around 200k from a portfolio- total on them.deals are out there but in my opinion you need a good realtor for boots on the ground and insert yourself into the market your looking to buy.
