Are there any other people currently prioritizing design over income/functionality (that isn't already a multimillionaire)?

I always focus on exit mechanics: rights of first refusal that actually function on a timeline, an appraisal method everyone accepts in advance, and a pre-agreed path to sell or buy out without torching value.

At the heart of it, a big function of cash flow is the principal and interest payment on the debt.

All are perfectly functional now, but could pull higher rent with replacing the flooring, and updating the kitchen.My current financing setup for this deal would be $235,000 from the HELOC I already have secured.

The function provided is limited, they provide labor and labor management.

They have given a standard and this is not a legal matter it is a functionality for the house that tenants look for in the property.

Do not buy any non-functional houses that are really funky, or something that is on a major street etc. in this market you will be stuck with it forever. 

And depending on your day to day work schedule you may want that function hired out.

They do notes and turnkey rentals - are these tied together (meaning it’s one entity or the notes function the rentals?)
