they may need some updating before commanding market rates, maybe not but if it is an unusual building and hasn't been updated you might see some surprizes.

I have a trip planned out in December to check out some neighborhoods so let's hope that my command approves it.

I'd suggest looking on Craigslist to see how the properties are being marketed (safe and clean means basic low end, look at the words used to describe) and if different streets/areas command different rents or are hard to rent (on Craigslist for weeks), drive or walk the areas to get really familiar with the area, and use your time saving to find the most desirable areas and run the financials on many properties so you'll recognizance the right deal when you are ready.

That also means the rest of us don’t have to obey your command to stop posting if our comments don't support your position.

I'm wondering because in the nicer or even the average areas, Chicago is also pretty expensive, some parts of the city command near Manhattan type prices.

Either the seller maintains the property correctly with no deficiencies and commands a higher price or they do not fix things and get a much lower price on resale.
