I like individual deals, because you can cherry-pick which ones are best suited for your needs/goals and I like having new deal flow throughout the year, but I like the fund structure for diversification and protecting downside risk.

I now look at the whole world as my playground but I'm focusing on the best markets, which are in Latin America and Southern Europe: Mexico, Costa Rica, Panama, Dominican Republic, Colombia, Brazil, Uruguay, Portugal, Spain, Italy, ...That approach is best for diversification.

It ended up being a good plan, I bought after the 2008 crash so my deal worked out well.Now I would not recommend all folks do it fact would say very few should do it.You need diversification in the stock market, with the rest buying real state in the right market.

Like all things investing (and perhaps in life) diversification is prudent and safeguards from pitfalls, so in my personal investing when the portfolio gets a little too heavy in old properties with high CapEx liabilities I look to sprinkle in some new properties with low CapEx liabilities.
