Rental commands about 1400-1500 per mth I could also add a unit in basement for 10k that would return an easy 900-100.

We visit every property and evaluate the location to determine if the investment will bring either fast returns or if they will command a good rental income to wait at least one year to make the tax liability long term cap gains.i currently own 4 properties. 3 are under rent to own contracts.

If you could build 750 sq ft units at closer to 180 per sq ft you would be looking at 135k per unit which I think could get you up to 1400 - 1600 for a 2/1 with less turn over. 125K for a 500 sq ft apartment is a little tighter and may not command the rent you're hoping for.
