From what I’m reading, both in this post and in the law, the concept of collecting a “Pet deposit“ sounds kind of odd to me.

This is very basic knowledge, even among people who don’t invest in California.

Now that you have managed a property and know the basics,  hire someone else to do it. 

I basically started off doing this on my own.

Instead of focusing on the basic fundamentals: buying good properties, managing expenses, maintaining the asset, and operating responsibly, people are drawn into strategies and systems that make the process seem far more complex than it needs to be.

Hi @Jordan Epping, Yes, the concept is similar, but multifamily is underwritten very differently.

I like the concept, Ill take a look!

Either way it's something that with basic people skills could be avoided.
