Running 3 rental properties and my current household, throughout 2025 i had to blow through a mixture of savings and reserves and use rental income to survive. its long story, but i have recently experienced a situation with my sfh rental needed a $6k hvac system, all slapped on a credit card with 24 month 0% interest. the net income is only $100 on that one. the other two rentals are condos. the one condo an hour away, the tenant passed away and now sits vacant. the second condo is 15 mins away, its a studio with low hoa and $1100 in rent with $195 HOA fee $1100 annual taxes and now worth $100k and i purchased it for $70k 3 years ago.

The work around tends to be instances where the investor is self-managing the construction or is collecting fees built into the development deals, but this requires fairly large total cost projects.I see you pinned Philadelphia, what neighborhood are you focused on?

must pay a fee to cover the bid vetting (one place required $100 another place required $500)8. don't accept coins (a shop owner came with a jug filled with coins, that was the last time they accepted coins)   9. there are over 3,000 counties in US, so there are potential for 3,000 different rules, pretty difficult to write that book to cover all the differences.10.

I am in the process of using them now but they charged me a higher then what I normally pay in appraisal fees ($750 is what they charged me) and then they added a processing fee of $90 after I paid the $750  (and they didn't tell me there would be any other charges yes I asked) and now they need me to set up an LLC after they knew i was doing business as a sole proprietor or take 10% less LTV on my refinance which won't give me the capital I would need to make my next deal work.. so I don't recommend them at all, i don't know if they are a "full" scam but they definitely need to work on their process if they are legitimate.
