If I have a unit that commands more than the going rate for Sec 8, I just tell the applicant that Sec 8 will not allow that price for such and such a unit.

But people will pay more in rent than the laundromat would cost them, for the convenience of being able to do laundry at home.I'd include in your 6 month inspections, that you check for leaks from their washers, and maybe include a requirement for renter's insurance that will cover damage caused by their washers/dryers.But, you can normally command a higher rent for the convenience.

Lori my wife lists all of our homes)  right now were are building a 27 homes subdivision price points 350 to 400k.. so we have very good command and control over our product.. in our market to sell new construction I would have to pay 2 points on the list side and 2.5 on the sell side.. so I save 7 to 8k per house..

No matter what wholesaler is selling the deal, the market pretty much commands around 80. on and off the mlsAlthough it is still rare, off the MLS is where people stumble upon true 70% deals.
