I suspect most people on here consider 'beaters' to be perfectly fine mechanically, mostly visually OK vehicles with some flaws that are reasonably comfortable and serve the purpose without costing an obscene amount of money.

I would avoid turnkey companies who cant give direct answers, won't allow you to visually inspect properties personally, won't allow for a 3rd party inspector to come in, and those who are slow to respond.

Your list building would start with 100% equity, no loans, and in disrepair visually, which you can't get from a list.

Its awesome to visually see what the renovation costs matched up to the before and after photos.
