I think the market is still cheap by many metrics; Cost to Rebuild and number of ounces of gold for median house price for example.  

For example, if you want to buy a multifamily property, has this agent recently helped other clients or even purchased a multifamily property in the last 6-12 months?

I'm looking into Steadily after seeing their add on a Bigger Pockets newsletter.

For example you could add 17 ADU by deed restricting 8 to lower income housing.  

The big issue I see with the ADU addition is it is likely going to add less value than your costs.  

I'm an investor-focused realtor in Memphis, TN and I have a lot of clients from other parts of the country that come to us to use the BRRRR strategy because of the cash flow and low entry points we see here.

A more recent example is office properties.  

For example if AirBNB or corporate rentals are an option in your area, and your sister is turning the home over to you fully furnished, that might be a way to spin a higher profit. 

For example, I work FL and CT.

If I see progress soon I'd be more inclined to recommend them.
