One of my favorite deductions to see for short-term rental owners is land improvements.Land improvements can make an STR significantly more marketable.

For example an electrical system might be a grounded system using BX style wiring that looks modern but may still have 2 prong outlets.

Now im just looking to see if someone can help out with some contract examples or templates.

Ordinance/law coverage is an interesting one that can be a difference-maker in certain claims but I can also see how it would move the needle on premium reduction.

I think your examples make that point really clearly, and I agree that newer investors almost always underestimate both—especially in cheaper markets.Where I’m coming from is strictly first-pass underwriting on a deal I haven’t inspected yet.

See this example:Buy a property for $150K, rehab it for 50K, the forced ARV is $260K and cash flows $300/month.

So, just because you have it documented doesn't mean it adds to value but it is helpful for the appraiser to see those repairs.Hope all of that makes sense.

Example 2: A tenant earns $2500/month (GROSS) and is applying for a $1,000/month rental.

We see this issue in many markets for office space.
