Short Term/Mid Term rental contracts

Hello everybody, Im getting ready to close in on this Short term rental/ mid term rental arbitrage lease with an owner.. Now im just looking to see if someone can help out with some contract examples or templates. Ive dealt with more on the cohosting side so this arbitrage path is more new to me .

Biggest thing I’d emphasize before templates is alignment.

Make sure the ultimate owner fully understands how the property will be used, who the guests are, length of stays, and how wear, liability, and damage are handled. Most arbitrage problems start from misaligned expectations, not bad contract language.

Templates can help, but they don’t replace clarity around control, maintenance responsibility, insurance, and exit terms. If the owner isn’t 100% comfortable with STR or MTR use up front, the contract usually won’t save the relationship later.

Get the expectations right first, then paper it.
