Elizabeth Thalman First Fix & Flip Ever!
25 March 2026 | 1 reply
Turning $60K into $110K with sweat equity is a solid outcome, especially for your first flip.A lot of investors start exactly the same way — using home equity and doing as much work themselves as possible to build that first win and confidence.Once people get a deal or two under their belt, the next step is usually leveraging outside capital so they can do more projects without tying up their personal home equity. If you ever decide to jump back into another flip, I work with a group that helps fund deals nationwide, so happy to be a resource when the right opportunity comes along.Congrats on the first one — that’s how a lot of investing journeys start.

Mona V. Pipe leaks (sudden and gradual), mold and insurance
24 March 2026 | 11 replies
What I typically tell clients in your situation:If the damage clearly exceeds your deductible by a meaningful margin (not just a few thousand), it may be worth filing—but only if you can confidently tie the damage to the sudden pipe failure, not the gradual leak.

Hi everyone,I’m working on an 8-unit value-add property and had a question about DSCR refinance timing.Current status:6 units fully renovated5 units currently leased6th unit about to be leased (~$1,200)Remaining 2 units still in rehabStabilized rents should be around ~$7,800/month.My question is:At what point would most DSCR lenders consider a property like this “stabilized” enough to refinance?
Derek Brickley Labor Market Shows Signs of Slowing
9 March 2026 | 0 replies
Week of March 2, 2026 in ReviewThe Bottom LineThe job market is beginning to cool — but housing fundamentals remain surprisingly resilient. If the labor market continues slowing while housing supply stays limited, we could see mortgage rates gradually ease while home prices remain supported. Here’s what stood out this week. The Job Market May Be Losing MomentumFebruary’s jobs report came in much weaker than expected.Instead of adding jobs, the economy lost 92,000 positions, while the unemployment rate ticked up slightly to 4.4%.Earlier job numbers were also revised lower, and it’s now taking longer for unemployed workers to find new positions.
Mike Poe How do you track maintenance and repairs for tax time?
13 March 2026 | 20 replies
Appreciate all the replies here — super helpful.I ran into the same “tax time scramble + receipt chaos” problem and ended up building a lightweight maintenance log for myself.Lets you tie repairs to a property, attach receipts/photos, and export cleanly for your CPA.Not property management software — just a simple repair log.If anyone wants the link I’m happy to share it via DM.

A good service can run CMAs, fair market values, fair market rents, and help you pressure test assumptions like vacancy, concessions, bad debt, and turn costs, then tie it all back to an acquisition plan and an exit price you can defend.
